Panorama Pražačka – Living with perspective
ABOUT THE PROJECT
Panorama Pražačka is a unique residential project of CTR group. It is situated in a premium locality of Prague called Pražačka, famous especially for its vast green areas, sports facilities, while at the same time offering excellent transport accessibility of the centre of Prague.
Panorama Pražačka is an intimate residential site constructed at the upper edge of Pražačka park with an inimitable view of the panorama of Prague, while providing a guarantee that no other project will be developed in the surroundings. Panorama Pražačka will thus offer its future residents a perfect combination of living in the city but still in close vicinity of nature.
The project is designed for active people who need to have the centre of Prague within easy reach, but who also require living in a tranquil locality that provides rest and relaxation after a demanding day at work. Pražačka offers all of this – a large park that seems to be created for walks or jogging. The sports and recreational zone provides an indoor as well as outdoor swimming pool, a fitness centre, tennis and volleyball courts and a lot more.
Panorama Pražačka project is composed of a 5-floor terraced apartment house with modern and functional architecture. The rounded shapes of the house follow the shape of the street where the house is located, while at the same time completing the locality. The house is divided in 3 sections with independent entrances and lifts, and not more than 3 apartments are designed on each floor in every section.
In total, the project includes only 26 apartments, thereby ensuring intimate characteristics of the entire site. Every apartment has its own terrace, loggia or balcony, and the house is characterized by large glassed areas that enhance the beautiful panoramic view from upper apartments even further.
An emphasis was laid on the use of high-quality materials and state-of-the-art technologies throughout the design, stressing environmental friendliness. High standard equipped apartments are the result, with category B energy demands, which means an extraordinarily economic building.
Standard equipment of the apartments includes, for example, large-format tiling and paving, quality wooden floors, varnished doors with the superior height of 2.1 m, French windows or doors made of wooden Euro-profiles, an underfloor heating system throughout the apartment, bathroom furnishings only from renowned manufacturers, front-mounted window blinds, or prepared installations for air conditioning in apartments on the highest floor.
Panorama Pražačka project is designed to comply with category B energy demands, meaning an extraordinarily economic building.
* For each apartment belongs two garages, the price of a garage is NOT included in the purchase price of apartment. The purchase price of each garage is 330.000, - CZK without VAT.
** Area is defined by law (calculated according to the methodology of the new Civil Code), ie. floor space units = floor area of all rooms of the apartment, including ground area of vertical bearing and non-bearing structures uvitř apartment.
Apartments with area over 120 m2 are charged with VAT at 21%.
